Lambertville Real Estate: August, 2025

The chief economist of Moody's Analytics, Mark Zandi, recently warned that the United States economy is on the brink of a recession. He cited weak job growth, rising inflation, and stagnant consumer spending as the indicators.
Meanwhile, Lambertville’s summer housing stock is rapidly changing hands, but it appears that our consistently climbing home prices may have reached a peak.
Here are some of the latest local real estate flips, reductions, sales, and listings.

247 N. Main Street, Lambertville, NJ 08530
For Sale: $999,000
With a cornerstone from 1897, this old building was formerly the Mt. Carmel Baptist Church. It sat for a long time before the space got renovated and converted into artist studios. Creating work spaces for artists in Lambertville was a good idea in theory, but it fell short in practice.
The individual units averaged around 200 square feet each, with just a few larger spaces. Rents began at $495 per month. 200 square feet is not very big for an artist who wants to see clients or host an open studio and display artwork.
What’s more, the units lack individual slop sinks, and the property is pristine. With elegant beige walls and fine wood finishes, the spaces are not what you’d imagine when you think “artist studio.” There is nothing raw about it. The Pews could work as a call center business, an old school internet cafe with customers renting different video games in each room, or as a shared digital office space.
The building is right on Main Street, which inspires ideas. However, there is no dedicated parking so a business would need not rely on customer turnover.
The listing says: “Debuting as a unique residential conversion prospect, this revenue-generating property is zoned Residential (R-2), permitting a single-family dwelling and leaves plenty of room for upside potential.”
So the business operated in a residential zone and failed? Now, for just under a million dollars, you can demolish the recently completed renovation and do your own. Maybe the new owner will figure out how to park their Tesla on the roof.

12 N. Main Street, Lambertville, NJ 08530
Price Reduced, For Sale: $850,000
This cool old firehouse has views of Main Street and Sunoco. The MLS listing describes it as a “THRIVING AIRBNB BUSINESS,” which it may be right now. However, under Lambertville’s short term rental ordinance, the new owner can’t run it solely as an AirBnB unless they also use it as their primary residence.
It was originally listed at $995,000, but the price was reduced in October of 2024. It has a roof deck, historic character, a retail space, stairs, and car traffic.

Flip Alert! For Sale: $895,000
This charming two-story brick house was heading towards foreclosure when someone swooped in and bought it for $472,000 in 2023. Work was done inside and out. A feminist book store opened in the retail space, but it got egged and quickly closed. A florist now operates in the shop. There’s an apartment on the main floor behind the store, and another living space on the entire second floor.
The listing says it is not in the flood zone, but locals remember how the shed on the property across the street floated into their pool during the last big storm.

Price Reduced, For Sale: $3,150,000
Listed in April for $3,300,000, this former opera house’s price got reduced in July. It’s located on Main Street so it gets a good amount of car and foot traffic. The building houses six modern rental units: a studio, four two-level lofts, and a three-bedroom, and an office with a kitchen and conference room. There is a shared outdoor space, laundry, basement storage, and a dedicated parking lot.

Listing Removed: $399,000
This two-story row home was taken off the market on August 4, 2025. It was originally listed at $410,000 in October of 2024, and the price was reduced soon thereafter. The property has been listed and removed several times since then.
The house is very walkable, but it lacks curb appeal. It was flipped a few years ago when it received new paint, bathroom upgrades, and a new (looks like Ikea) kitchen. It has a very small yard and no parking. The foundation and the bones are old, and it’s covered in stucco. There’s potential: the living room has a fireplace.

The fixtures and finishes match, and the attention to detail stitches an earth-toned theme throughout the dwelling. Everything is new, making it a low-maintenance way to enjoy living in historic Lambertville.
The house has a useable outdoors space, and there’s a dedicated parking spot. However, the back faces towards Route 29 so some street noise may be heard, and you’d better not mind going up and stairs to do absolutely everything.
The house was originally listed at $800,000, then the price dropped to $750,000 and then down to $699,000—all since May of 2025. The lowered price brings the home into a competitive range for this quirky, modern, downtown residence.

Sold: $235,000
Located right on Route 179, this dilapidated dwelling was listed in March of 2024 for $315,000 and sold on July 23, 2025 for $235,000. The house is in need of a complete and total rehabilitation. It could be a good project for a consulting, construction, or real estate business that wants to operate out of that location. The large area in the back is suitable for parking and the visibility on 179 can’t be beat. Time will tell if they rehab, rebuild, or retain the land for a future sale.

Everyone in town knows this house, because it looks like it was dipped in food dye. It’s a 2 bedroom, 1 bathroom home with 1,066 square feet of living space. The inside has been cleared out, and the floors and walls are dated, and in need of repair or rehab. The home was listed at $599,000 in June, and the price was reduced in July. The lot has a large back yard with plenty of space for parking. This house won’t be turquoise for much longer. Goodbye old Lambertville. 😢

This house was listed in April of 2025, and then taken off the market on August 5, 2025. Maybe it’ll get listed again with a new price, because sometimes sellers remove their listing and relist it to avoid drawing attention to a price reduction.
It last sold for $935,000 in 2023. The listing said it included all of the furniture, which begs the question, who sells their house with all of the furniture? Also, the house is apparently not in the flood zone, although it has the canal behind it and the homes across the street are in the flood zone—so go figure.
All that said, the interior of this house is much more fun and stylish than the outside. Looking out from the back windows gives you woodsy views of ducks and water. There’s a path to the towpath right next door, accessible from the deck or from the cozy, private back yard, and there’s also a garage for one car.

This is a deal if you can live with the fear of flooding, which is why homes like this often become rentals.
